Americas Next Great Metropolis
The I-35 corridor in central Texas that extends from Austin to San Antonio continues to grow at a rapid pace. According to the 2022 US Census data Hays County, Comal County, and Williamson County are the fastest-growing counties in the United States and are located on the I-35 corridor. The I-35 corridor is being projected as America’s next great metropolis.
The portion of the I 35 corridor that extends from the Austin metroplex to the San Antonio metroplex includes Lady Bird Lake, the State Capital Complex, the University of Texas, Apples Austin Campus, Dell Campus, Oracle Campus, University of Texas, and the State Capital Complex. Then south of Austin it extends through, San Marcos, New Braunfels, and on to the San Antonio northwest submarket.
In Texas the I 35 corridor ends at Laredo on the south, continuing north through Austin up to both Fort Worth and Dallas; then on to the Oklahoma border, and all the way to Duluth Minnesota, to the North. The 80-mile stretch of the I-35 corridor from Austin to San Antonio is a pivotal link to the Texas transportation infrastructure. It also connects with I-10 and I-45 as crossroads.
Silicon Hills
Austin has just under 8500 high-tech companies and as such, it has been dubbed Silicon Hills. Silicon Hills Austin continues to attract new tech companies to the Austin area. The Austin tech corridor continues to grow with Samsung’s new $17 billion chip manufacturing facility being in Taylor. Taylor is a part of the greater Austin-Round Rock-San Marcos metropolitan region. The Austin area’s population is projected to be 2,854,501 by 2030.
The manufacturing sector of Austin is highlighted by its recent addition of Tesla’s new 4.5 million -sq.-ft. electric-vehicle assembly plant. Elon Musk has projected 20,000 new direct positions and 100,000 indirect positions, however, recent national economic drops have resulted in Tesla California-based layoffs as a precaution. Whether this will affect Austin’s Tesla facility is not yet known.
San Antonio is just a short 2.5 hours from the US – Mexico border. In 2021 Texas companies exported $122.7 billion in goods to Mexico. Mexico also outputs goods to the US creating the need for warehouses along the I 35 corridor. San Antonio has an industrial inventory totaling 51.8 million square feet, with the majority being warehouse and distribution facilities. The San Antonio area’s population is projected to be 3,108,746 by the year 2030.
Continued economic development along the I-35 corridor is expected to merge Austin and San Antonio into one market. San Marcos and New Braunfels are located on the 80-mile strip of I-35 from Austin to San Antonio. San Marcos and New Braunfels are also among the fastest-growing cities in the nation. The demand for wholesale warehouses, wholesalers, retailers, and retail space as well as third-party logistics providers who facilitate the supply chain management services for future growth of the area is tremendous.
